Annual Meeting Our mayor has limited gathering to no more than 10 people. The board will be discussing how this effects our annual meeting currently scheduled on September 26th.
 

We’re excited to announce that we have a new website for the Association of Unit Owners of Kamalani (AOUO)!

We hope to roll out a monthly email newsletter in the next week - with information for our community. In the next few weeks - we hope to create an “owners” page that will have important documents and information for our homeowners.

If you haven’t turned in your resident information with Sean, or have an update to your information since submitted, fill out the form on the site “resident registration.” This will help us collect contact information in case of emergency, lost animals, or other important information.

 

Did you know we have a lift station on site? Our complex has a lift station, located near the propane gas tank. This station is to allow our waste water and sewage to be pumped out of our facility. Last weekend, we had an issue with one of the pumps getting clogged with baby wipes. Please do not flush anything other than toilet paper not even flushable wipes. If these pumps are clogged, we could end up with a messy situation! This means, NO wet wipes, flushable wipes, baby wipes, sanitary products, paper towels, etc.

Pigs! Yes, we have a pig problem. We’re working with our pest control company to trap and move them offsite. They are currently destroying parts of our landscaping. It’s important to remember they are not friendly, and keep your distance if you see one. It’s been reported they are active at night, between midnight and 5AM.

 

Street Lights We hear you -Sean and Marylin have been working diligently to have the multiple street lights fixed as soon as possible. We are also trying to order a few additional spares to keep handy for future outages.  The lights are only manufactured by one manufacturing company with one distributor in Hawaii.  Because of COVID-19 the manufacturer has not been quick to respond.
 

Umbrellas The design committee is working on amending the house rules to allow the use of umbrellas. We will keep you updated.
 

Dryer Vent Cleaning Currently scheduled for August 27th + 28th. No access to the unit is needed, but be aware cleaning will be ongoing during these two days.

 

Reserve Study A reserve study is required by Hawaii Revised Statutes. It is a long-term capital budget planning tool which assess the current state of the Association’s reserve fund and plots a course of action for a stable and equitable funding plan for anticipated major common area expenses, offset ongoing deterioration, and routine upkeep. Armstrong Consulting, Inc. was hired to prepare the reserve study for Kamalani. Please take a look at their full reserve study for detailed information. 

As of January 1, 2020, the reserve fund beginning balance was estimated at $142,676 ($92,676 by the Developer and $50,000 by the Association). The assumed inflation rate used is 3.0%, the funds investment rate used is 1.5% and the analysis time horizon is 20 years. Based on those parameters, the analysis recommends that the Association set the annual reserve contribution for the period starting 01/01/2020 at $50,000. The contribution amount is to remain at $50,000 in 2021. In 2022, the contribution rate is to increase by 7.5% each year throughout the remaining time frame of the study. 

Below is a portion of the Projected Expenditures which shows asphalt seal coating expenses for 2020. The next projected expenditure is in 2022 for Irrigation system upgrade. Then you will see 2025 will be very busy with painting, wood repairs and other maintenance.
